REAL ESTATE:

The company specializes in arranging finance for construction of real estate residential and commercial projects like Multiplex, Commercial Malls and Infotech Parks etc. Both term loans as well as line of credit are being arranged from several banks, domestic as well as foreign banks, financial institutions and PE funds. Builder's finance is possible on plots owned by the project company or those acquired by them by way of development rights and power of attorney. Construction finance is also possible in case of direct plots as well as SRA projects approved by the MIDC, MHADA etc. and also those under sections 20 and 21 of the Urban Land (Ceiling and Regulations) Act, 1976 (D.C. REGULATION OF GREATER MUMBAI 1991), for development of old housing societies. Bank loans are available between 12% to 13.50% p.a. rate of interest. The banks are also levying processing charges between 0.10% to 0.50% on the loan amount. In addition to the normal documents required for any loan proposal, following documents are required for arranging the bank facility:

  1. Copy of the Conveyance Deed, Lease Deed, Development Right (Registered) & Power of Attorney, any other mortagageable property document as the case may be.
  2. LOI in case of SRA projects, TP remarks under Town Planning Scheme in case of development of old housing societies
  3. IOD/ IOA & CC, Building Plan duly approved by the authorities. Any other document having bearing on title of the property, like gift deed, land records etc.
